Retail Lease Renewal — Unfavorable Terms Revised

A retail business in Johor Bahru City Square received a renewal lease draft with a 12% annual rental escalation clause — up from 5% in the prior agreement — along with a new reinstatement obligation covering full fit-out removal at lease end.

The firm reviewed the existing tenancy, current market rates for comparable retail spaces in the central JB corridor, and the legal basis for challenging the reinstatement clause. Formal written representations were submitted to the landlord's solicitors proposing specific amendments.

Escalation reduced to 7% annually over a three-year term. Reinstatement clause amended to exclude structural fit-out elements. New agreement executed within three weeks of instruction. Client estimated the revisions represented meaningful long-term cost savings relative to the original draft.

SME Compliance Restoration — Two-Year Filing Backlog

Demand Letter — Recovery of Outstanding Payment

A formal letter of demand was prepared citing the contract terms, the amount due, accrued interest under the contract, and a 14-day payment deadline before proceedings under the Construction Industry Payment and Adjudication Act 2012 would be considered.
