How long does commercial lease negotiation typically take?

Most lease negotiations conclude within two to four weeks. The timeline depends on how quickly the other party responds and how many revisions are required. More complex industrial or multi-floor arrangements may take slightly longer. We keep you informed at each stage of the process.

Do I need to visit your office, or can this be handled remotely?

Most of our work can be conducted remotely via email and secure document sharing. Certain documents — particularly those requiring witnessing or notarisation — may require an in-person visit. We will let you know at the outset of each engagement what attendance, if any, is required.

What is included in the company secretarial retainer?

The annual retainer covers SSM annual return filing, preparation of board resolutions, share transfer documentation, registered office maintenance, minute book management, and monthly statutory compliance reviews. A named company secretary is provided where required. Advisory on directors' duties under the Companies Act 2016 is included throughout the engagement period.

How are fees structured and when is payment expected?

Our fees are fixed per service as listed. For one-off engagements such as document preparation, payment is made prior to delivery. Lease negotiations are invoiced in two stages. The secretarial retainer is billed annually. We provide a clear written engagement letter before any work commences.

Is my information treated confidentially?

All information shared with us is subject to legal professional privilege and our professional obligations under the Legal Profession Act 1976. We do not share client information with third parties except where required by law or where you have explicitly authorised us to do so.
